ICF stands for Insulated Concrete Forms. Insulated Concrete Forms (ICF) are hollow foam blocks that are stacked into the shape of the exterior walls of a building, reinforced with steel rebar, and then filled with concrete. ICF combines one of the finest insulating materials - Expanded Polystyrene (EPS) - with one of the strongest structural building materials - steel reinforced concrete. The result is a wall system of unmatched comfort, energy efficiency, strength and noise reduction.

How Much Does an ICF House Cost in Colorado?
Building with ICFs creates a high-performance home and cost wise should not be compared to a minimum code built home with 2x4 wood-framing. In today's cost fluctuating building material marketing, an ICF home built by an experienced ICF contractor typically may cost about 3% to 5% more than a conventionally built wood framed home to meet the new energy codes. Colorado ICF homes actually use more and better materials when building the home. While the larger amount of higher grade materials adds to the cost, ICF blocks are so easy to work with that the labor savings are substantial and will help offset the material cost.
An ICF home may cost a bit more, but you’ll end up with a much stronger structure that costs substantially less to operate. ICF homes are so energy-efficient that the HVAC system has to run less often and can actually be downsized. This results in cheaper HVAC equipment and lower energy bills for the entirety of the home’s life. When you couple that with lower maintenance costs and often lower insurance premiums, ICF homes start to make a lot of economical sense.
This is almost always the first question and it is also difficult to answer. Depending on finishes, lot preparation, and design complexity, it can cost as low as $160 per square foot for a starter home. The average custom home is $220 per square foot or more for a high-quality custom home in Colorado.
Two common fee structures are a fixed fee basis and a cost-plus basis. I use a combination of fixed fee and cost-plus. I’m a firm believer, because the homeowner gets to see all the actual costs, plus my percentage fee. Cost-plus is the most transparent fee structure. It’s a win-win approach for the client and the builder.
With monthly work-in-progress accounting we see regularly exactly where we stand in relationship to the budget. Unless there is a change to the plans or the materials, the budget shouldn’t change.
We can’t promise clients we can get their house down in X number of months. There are too many variables. Our rule of thumb is a 9-month process. We can usually beat that unless we run into extraordinarily bad weather. Also, client indecision and change orders can also cause unforeseen delays. Staying on schedule is a team effort.
